Title: Contract Administrator

Company: Sunbuilt Australia

Location: Southport, Queensland, Australia

About Sunbuilt

Sunbuilt is a Southeast Queensland head contractor delivering residential high-rise and development projects across the Gold Coast region. We’re known for disciplined commercial and contractual management, strong site delivery teams, and a collaborative approach with our clients, consultants and subcontractors.

About the Role

We’re seeking an experienced Contract Administrator to join the site team on a landmark 34-storey, 154-unit residential high-rise development in Southport. The project has completed its podium and is now progressing through its typical floor cycle. This is a high-profile opportunity to play a key role in the contractual and commercial delivery of a major Gold Coast tower, working alongside an established project management, design and site delivery team.

Key Responsibilities

  • Own the contractual record across the project, including variations, RFIs, payment claims, subcontractor correspondence and defect notices
  • Administer subcontract packages in accordance with head contract and subcontract terms, including assessment of claims, variations and extension of time (EOT) submissions
  • Manage the verbal instruction workflow — ensuring site instructions are logged in Procore, formalised in writing, and acknowledged by subcontractors within required timeframes
  • Prepare and issue formal correspondence, notices and instructions in line with contractual obligations and timeframes
  • Support procurement sequencing and trade package administration in coordination with the project management team
  • Work closely with Project Engineers to ensure a clear delineation between contractual administration and technical/programme delivery
  • Maintain accurate contract registers, correspondence logs and reporting within Procore
  • Assist with EOT entitlement and quantum assessments, including input into Time Impact Analyses (TIAs) where required
  • Attend and contribute to weekly site and project meetings, including action tracking and follow-up
  • Lead procurement activities, including subcontractor and supplier engagement, tender evaluations and commercial negotiations
  • Manage project cost control, forecasting, budget tracking and commercial reporting, and assist the Project Manager in preparing monthly reports for the client
  • Proactively identify, assess and manage commercial and contractual risks across the project

About You

  • Demonstrated experience as a Contract Administrator on residential high-rise or major building projects
  • Strong working knowledge of standard form construction contracts and subcontract administration
  • Experience managing variations, RFIs, payment claims and EOT processes
  • Confident, clear written and verbal communication skills, with high attention to contractual detail
  • Proficiency with Procore or similar construction management platforms (highly regarded)
  • Relevant tertiary qualification in construction management, quantity surveying, law or a related discipline
  • Ability to work collaboratively within a site-based team including PMs, PEs, foremen and subcontractors
  • Experience with Jobpac and Payapps preferred but not essential

What We Offer

  • Involvement in one of the Gold Coast’s landmark residential tower developments
  • Supportive, experienced site and project management team
  • Genuine career progression within a growing SEQ head contractor
  • Competitive remuneration commensurate with experience
